Just In for Fall: HVAC Maintenance Tips

Seasonal maintenance can extend the lifespan of your HVAC system and increase its overall efficiency year after year. Now that fall is upon us, it is a great time to schedule out preventative HVAC maintenance for your Orlando area home.  

Follow this simple HVAC maintenance plan from your friends at Frank Gay Services to keep your unit clean and prevent breakdowns! 

Tip #1. Buy a Better Filter 

If you don’t already, use quality air filters for your HVAC system that are better equipped to trap small particles and contaminants. We recommend picking an air filter with a MERV rating between 7-11. Anything higher than that can reduce the airflow throughout your system and put unnecessary strain on your HVAC system.

Tip #2. Replace the Filter Every 30-60 Days  

Have you changed your HVAC filter recently? We recommend changing your air filter at least every 30-60 days—especially in humid Florida or if you have pets. If it looks dark and clogged, it’s time to change it!  

If you have an air purification system in your home, make sure to replace those filters too. Even ductless units require proper cleaning of air filters.  

Tip #3. Ensure There is at Least Two Feet of Clearance 

Bushes and trees should be trimmed so that your unit has at least two feet of clearance on every side to allow for proper and efficient airflow. Keep a close eye during the spring and fall for excess pollen and leaves. They are notorious for causing clogs in the condensing unit.  

Tip #4. Remove Debris from Around the Outdoor Unit 

Debris, such as leaves, twigs, and pollen, should be removed from the outside unit during spring, summer, and fall. Make sure grass, plants, and bushes are trimmed to ensure that they don’t interfere with the unit. When mowing, don’t let the lawnmower throw grass clippings onto the unit.  

While you are removing and clearing debris from around the unit, clean the metal fins of the condensing unit, too. These often get clogged with grime, pollen, and dirt, and should be sprayed with a water hose to clean them at least once every season.   

Pro tip: Don’t use a pressure washer to clean the outside condenser unit as it could permanently damage your unit.  

Tip #5. Prevent Clogs 

Prevent clogs caused by mold and algae in the condensate drain line of your HVAC unit by pouring a cup of bleach mixed with water down the drain at least once a year. A wet/dry vacuum can also help get rid of any clogs. This is especially helpful in hot, humid Florida, where algae often grow in the condensate drain pipe.

Tip #6. Schedule Preventative Maintenance  

While the above tips are all things that you can do on your own, it is wise to schedule seasonal maintenance with an HVAC professional from Frank Gay Services to inspect, repair, and replace any parts that are wearing out.
